Questions and answers
Straight answers about loft conversions, loft storage, planning and quotes.
How much does a loft conversion cost?
Every loft is different, so we don't publish prices. The cost depends mainly on the style of conversion and your roof type, the size of the space, the structural work needed, the finish and fittings you choose, and whether you're adding a bathroom or en-suite. We price every job after the free look around and give you a written quote.
How long does a loft conversion take?
It depends on the style and size of the conversion. A roof light conversion involves less structural work than a dormer or hip to gable. We'll confirm the timescale for your job in the quote.
Do I need to move out while the work is done?
Many households stay at home during a loft conversion, because most of the work happens above the living space. Every house is different, and we'll talk you through noise, access and dust at the free visit so you know what to expect.
Do I need planning permission for a loft conversion?
Not always. In Wales many loft conversions can be built as permitted development, without a planning application, as long as they stay within set size and design limits set by the Welsh Government. Permitted development doesn't apply to every property: flats and maisonettes, listed buildings, and homes in conservation areas, national parks or other protected areas usually need permission or consent, and some homes have had their permitted development rights removed. Always check with your local council (in Cardiff, that's Cardiff Council) before work starts. Official guidance: Welsh Government: planning permission for loft conversions.
Do I need building regulations approval?
Yes. A loft conversion needs building regulations approval, which covers things like the structure, fire safety and escape, stairs, insulation and ventilation. This is separate from planning permission and applies even when planning permission isn't needed. Your local council's building control team can tell you more.
Which type of loft conversion is right for my house?
It depends on your budget, the existing roof shape, the ridge height and how you want to use the room. Hip to gable suits detached and semi-detached homes with a hipped roof; dormers add height and floor space; a roof light conversion suits lofts that already have good headroom. We'll advise you at the free visit.
What's the difference between a flat roof and a pitched roof dormer?
Both extend the roof outwards to add height, usable floor space and natural light. A flat roof dormer is quick to build; a pitched roof dormer has its own small pitched roof and often looks more in keeping with the house. Depending on the property, you can add more than one pitched roof dormer.
What is a roof light conversion?
The simplest type of conversion. The roof shape isn't changed: roof windows are fitted flush with the roofline. It suits lofts that already have good headroom or where planning constraints rule out changing the roof, and involves less structural work.
Can you fit a bathroom or en-suite in the loft?
Yes. We build the whole conversion, including bathrooms, shower rooms and en-suites as well as the bedrooms.
Do you do loft storage without a full conversion?
Yes. We fit loft boarding with ladders, lights, sockets, hatches and insulation, above your home or your garage.
What areas do you cover?
We're based in Cardiff and work across South Wales. If you're not sure whether we can reach you, get in touch with your postcode.
Are the home visit and quote really free?
Yes. The look around your property and the quote are both free, and there's no obligation to go ahead.
